As we move into July, the Spring real estate market is active but beginning to cool. While activity remains strong, this is often the point where the pace starts to ease slightly as many buyers and sellers have already completed their moves, and summer vacations become a bigger priority. Even so, July is still an active month in Metuchen, with eight new listings hitting the market in the first week alone!
Although mortgage interest rates remain higher than many buyers would like, Metuchen is still very much a seller's market. Many homeowners locked in historically low interest rates during 2020 and 2021 and are reluctant to give them up, which has kept inventory lower than normal.
At the same time, Metuchen is a mature, built-out community with very little land available for large-scale development, so there isn't a steady stream of new homes being added to the market. With fewer homes coming to market and limited new construction, buyers are often competing for a relatively small number of listings, especially those that are well-priced and move-in ready.
While today's market isn't as frenzied as it was a few years ago, strong demand combined with limited inventory continues to support home values and create favorable conditions for sellers.
